Statement For Yetland Farm Cottages, Berry Down, Combe Martin, North Devon

Introduction
Six
cottages which are stone built barn conversions within a paved flower filled
courtyard in a rural position on the edge of Exmoor. We are situated 750
foot above sea level on the hill up above Combe Martin 1.1 mile to nearest
pub, 2 miles to nearest local shop and garage, 3 miles from Combe Martin
beach so having own transport is a necessity.
Pre-Arrival
We
have an extensive website, with comprehensive details of the cottages and
photos of all the rooms and a short video clip of the interior.
Bookings / enquiries can be made directly from the website via email,
telephone or by letter.
All guests are provided with written confirmation and directions to the
cottage
We are not close to a bus service
Barnstaple railway station is 10 miles away
Nearest major supermarket - Tesco 5 miles away on outskirts of Ilfracombe

Arrival & Car
Parking Facilities
There
is a gravel car parking area with the capacity to park 7 cars at the rear of
the cottages courtyard. There are 5 low level steps (16cm high and 53cm
long) down to a covered alleyway which leads to the open courtyard area.
We do suggest unloading by the main gate to the courtyard in front of our
house and will allow less able guests to park there for the duration of
their stay as it is a flat walk into the courtyard
The car park area is flood lit at night and there is a light in the
alleyway through to the cottages. The courtyard and areas outside the games
rooms are also floodlit
Main Entrance
The
main entrance is the front door off the courtyard. The key for this door is
issued to our guests on arrival.
The front door is 71cm x 190cm, with the hinge on the left. The keyhole is
92cm high.
The step into the cottages from the courtyard is as follows:
April cottage - 32cm
June Cottage - 1 step19cm high and 29cm deep and then 18cm step into
cottage
March Cottage - 25cm
May Cottage - 28cm
September Cottage - 2 steps 17cm high and 45cm deep and then 13cm step
into cottage
January cottage - 30cm

Laundry
There
is a washing machine situated in each kitchen. There are two tumble driers
situated in the table tennis room which is in a separate outbuilding,
Washing lines are available near the car parking area pegs and laundry
baskets can be found in the table tennis room.
Leisure
Facilities
Outside the front of our house is an outbuilding which houses a six person
hot tub - instructions on use and any restrictions are given on arrival.
There are two games rooms - the annex to our house is a room which houses
a coined pool table (30p), Sky TV, DVD library, games, books and tourist
information. In the outbuilding opposite is a room with table tennis, coined
table football (20p), tumble driers and various raquets, balls, fishing
nets, windbreaks, buckets and spades which can be borrowed
Outdoor
Facilities
There
is a childrens play field near the car parking area - two swings (one baby
swing and one normal), climbing frame with slide and football posts. There
is also a hard standing half size tennis court - raquets and balls can be
found in the table tennis room along with footballs, baseball bats etc for
general use in the playfield.
One of our fields is a designated dog walking field and instructions are
given on arrival as to access and where to dispose of dog mess.
Bedrooms
All
double beds are 4'6" wide and all are accessed from both sides
Singles are 3' apart from twin beds in downstairs bedroom in June cottage
which are 2'6"
All Duvets and pillows are hollow fibre
All beds are made up for arrival
Bathroom,
Shower-room & WC
Each
cottage has only 1 bathroom - no separate toilet
Each bathroom has a washbasin, toilet and bath with electric shower over
except in April cottage where the electric shower is in a separate cubicle

All
kitchens have the following facilities and equipment:
electric hob and low level oven
washing machine
Microwave oven
electric kettle
electric toaster
fridge / freezer
all crockery and cutlery needed for 6 people except in September cottage
which would be for 4 people
very well equipped to enable guests to prepare and cook a 3 course meal
Grounds and
Gardens

acres of land - sheep in some fields but guests are informed on arrival as
to which fields they are not able to access.
Chickens in a run - fresh eggs available on request
Rabbits in separate hutch - can be accessed by guests
